How do I know if I need a repair or a full roof replacement?
A few missing shingles, a leak at the chimney flashing or a worn valley can usually be repaired. If the roof is near the end of its life, leaks in several places, has soft decking, or shows widespread curling and granule loss, replacement is usually the better use of your money. We'll look at it and tell you which one makes sense, and the estimate is free.
How long does a typical asphalt shingle roof last here?
It depends on the shingle and the attic. In southwest Ohio, most asphalt shingle roofs last roughly 20 to 30 years. Older 3-tab shingles usually fall at the low end of that range and architectural shingles at the high end. Freeze-thaw cycles, summer heat and poor attic ventilation all shorten that life, so a roof past 20 years with curled shingles or bare spots is worth an inspection.
